°ü¸®±Ô¾àÀ̶õ ¹«¾ùÀΰ¡?
1. Definition Á¤ÀÇ
¡¸Management Rules¡¹ means rules of autonomy prescribed by occupants, etc.¹) pursuant to Article 18 of ¡ºMulti-Family Housing Management Act¡». °ü¸®±Ô¾àÀ̶õ °øµ¿ÁÖÅðü¸®¹ý Á¦18Á¶¿¡ µû¶ó ÀÔÁÖÀÚµîÀÌ Á¤ÇÏ´Â ÀÚÄ¡±Ô¾àÀÌ´Ù.
2. Purpose ¸ñÀû
To protect occupants, etc. and keep orderly residential life, ¡¸Management Rules¡¹ is prescribing matters concerning the management and using of multi-family housing. ÀÔÁÖÀÚµîÀÇ º¸È£¿Í ÁÖ°Å»ýȰÀÇ Áú¼À¯Áö¸¦ À§ÇØ, °ü¸®±Ô¾àÀº °øµ¿ÁÖÅÃÀÇ °ü¸® ¶Ç´Â »ç¿ë¿¡ ÇÊ¿äÇÑ »çÇ×À» ±ÔÁ¤Çϰí ÀÖ´Ù.
3. Range of Application Àû¿ë ¹üÀ§
¨ç ¡¸Management Rules¡¹ applies to residential building, facilities and welfare facilities occupants’ joint ownership, and the land in ‘¡Û¡ÛAPT’. ÀÌ °ü¸®±Ô¾àÀº ¡Û¡Û¾ÆÆÄÆ® ³»ÀÇ °øµ¿ÁÖÅÃ, ÀÔÁÖÀÚÀÇ °øµ¿¼ÒÀ¯ÀÎ ºÎ´ë½Ã¼³ ¹× º¹¸®½Ã¼³, ±×¸®°í ±× ´ëÁö¿¡ Àû¿ëµÈ´Ù.
4. The Legal Basis of ¡¸Management Rules¡¹ °ü¸®±Ô¾àÀÇ ¹ýÀû ±Ù°Å
¡¸Management rules¡¹ is made under Article 18 of the ¡ºMulti-Family Housing Management Act¡» and Article 19 of ¡ºEnforcement Decree of The Act¡». ÀÌ °ü¸®±Ô¾àÀº °øµ¿ÁÖÅðü¸®¹ý Á¦18Á¶¿Í °°Àº ¹ý ½ÃÇà·É Á¦19Á¶¿¡ ÀǰÅÇØ ¸¸µé¾îÁ³´Ù.
5. Preparation and Application of ¡ºThe Standing Rules¡»ÁØÄ¢ÀÇ ¸¶·Ã°ú Àû¿ë
To serve as criteria when ¡¸Management rules¡¹ is legislated or revised,¡¸Standing Rules of Management Rules¡¹ is established by Mayor/Do Governor as prescribed by Presidential Decree. °ü¸®±Ô¾àÀÌ Á¦Á¤ ¶Ç´Â °³Á¤µÉ ¶§¿¡ ÁذŷΠ»ïµµ·Ï Çϱâ À§ÇØ, °ü¸®±Ô¾àÀÇ ÁØÄ¢Àº, ´ëÅë·É·ÉÀ¸·Î Á¤ÇÏ´Â ¹Ù¿¡ µû¶ó ½Ã·µµÁö»ç¿¡ ÀÇÇØ ¸¸µé¾îÁø´Ù.
6. Legislating ¡¸Management Rules¡¹ °ü¸®±Ô¾àÀÇ Á¦Á¤
The first ¡¸Management Rules¡¹ shall be legislated by business entity(the cosnstructon contractor) according to the ¡¸Standing Rules of Management Rules¡¹ and suggested. ÃÖÃÊ·Î Á¦Á¤µÇ´Â °øµ¿ÁÖÅà °ü¸®±Ô¾àÀº, »ç¾÷ÁÖü°¡ ÁØÄ¢¿¡ µû¶ó ÀÛ¼ºÇÏ¿© Á¦¾ÈÇÏ´Â °ÍÀÌ´Ù.
7. Amending ¡¸Management Rules¡¹ °ü¸®±Ô¾àÀÇ °³Á¤
¨ç ¡¸Management Rules¡¹ is amended by reference to ¡¸standing rules¡¹. °ü¸®±Ô¾àÀº °ü¸®±Ô¾àÀÇ ÁØÄ¢À» ÂüÁ¶ÇÏ¿© °³Á¤µÈ´Ù.
¨è And the legislating or amendment is decided by the majority agreement of all occupants, etc. Á¦Á¤°ú °³Á¤Àº Àüü ÀÔÁÖÀÚµîÀÇ °ú¹Ý¼ö Âù¼ºÀ¸·Î °áÁ¤µÈ´Ù.
¨é When ¡¸Management rules¡¹ violates the relevant laws, the violated part is ineffective. °øµ¿ÁÖÅðü¸®±Ô¾àÀÌ °ü°è¹ý·É¿¡ À§¹ÝµÉ ¶§, ±× À§¹ÝµÈ ºÎºÐÀº È¿·ÂÀÌ ¾ø´Â °ÍÀÌ´Ù.
8. Obligations to obey ¡¸Management Rules¡¹, ect. ±Ô¾à µîÀÇ Áؼö Àǹ«
To keep communal life smoothly, occupants, etc. should obey ¡¸Management Rules¡¹ and other regulations decided by council of occupants’ representatives. ÀÔÁÖÀÚ µîÀº ¿øÈ°ÇÑ °øµ¿»ýȰ À¯Áö¸¦ À§ÇÏ¿© °ü¸®±Ô¾à°ú ÀÔÁÖÀÚ´ëǥȸÀÇ¿¡¼ Á¦Á¤ÇÑ ±ÔÁ¤µéÀ» ÁؼöÇÏ¿©¾ß ÇÑ´Ù.
9. The Effectiveness of ¡¸Management Rules¡¹ ±Ô¾àÀÇ È¿·Â
